What Makes A Good Real Estate Broker

When I began my real estate career ten ago, my only goal was to use my earned commissions to donate to the charity I founded. Disasters and hard economic times forced me to become creative to keep the charity running when donations slowed down. After a year in real estate I joined Halstead Property one of the top private real estate firms in Manhattan. I knew Halstead had a great reputation, but had no idea that I would be learning from the best in the industry. Meeting Diane Ramirez, Chief Executive Officer of Halstead Property and Clark Halstead Chairman Emeritus & Founder was most impressive. I had no idea that they were both hands on and available to every agent and broker. Diane Ramirez is well-known for her passion and devotion to the residential real estate industry. She is a 35-year veteran in the industry who together with Clark Halstead founded Halstead Property in 1984. Their vision for...

Room Definitions in New York City Apartments

The language used by some real estate brokers to describe apartments in and around New York City is arcane and often fuzzy. Legal definitions and requirements that govern the various types of rooms in New York City’s apartments by Real Estate Board of New York . A junior one is almost always an L-shaped studio that can be partitioned off so that part of it becomes a small bedroom. A junior four can be a one-bedroom unit with an L-shaped living room or a small den or alcove. People can be confused by the difference between a ''loft apartment'' and a ''loft area'' within an apartment. The former, is usually considered to be a large, open space in a current or former commercial or industrial building that has been converted to residential use. The latter, however, is something that might be found in even...

New York, New York! It's a dog's city!

Manhattan has always been a place where dogs were abundant. Some co-op buildings have banned dogs. Some new buyers have actually had to have their lovable dogs interviewed by the co-op board. But things seem to be changing for these adorable Manhattan pooches. Luxury buildings in Manhattan have created the ultimate service to take care of people’s dogs. Luxury buildings in New York City have been adding amenities such as fitness centers, roof decks and playrooms, but a growing number of Manhattan real estate developers are adding a new must-have service—and it caters to dogs. Developers are courting dog owners with everything from on-site dog runs, spas and day cares to pet concierges available to arrange for a pooch’s every need and desire. As told to news sources by Jamie Kaufman, the manager of the concierge and amenity program at Rose Associates “More and more of...

Yorkville Makes A Comeback

For the last few years, the wonderful neighborhood of Yorkville has been an eyesore due to the Second Avenue subway construction. Now it’s making a great comeback! With approximately 78,000 residents, Yorkville is one of Manhattan’s more modest little neighborhoods between 79th and 96th Streets from Third Avenue to the East River, boasting Coops, new condos, high-rise rental complexes and walk-up apartments in former tenements. Buyers and renters find Yorkville homes a great value with many more listings to choose from. While you’ll find more Coops in the area, there are still many condos and great rental buildings. Yorkville’s prices have risen despite the Second Avenue subway construction and planned Marine Transfer station at 91st Street on the East River. Studios range from $320,000 to $549,000; one-bedrooms from $600,000 to $1 million; two-bedrooms from $1.2 to $2 million; three-bedrooms from $2 million to...

Two of the biggest events in NYC every February are New York Fashion Week and NYC Restaurant Week. Mercedes Benz New York Fashion Week , the world’s biggest event in fashion began last week. And even though NYC is seeing the coldest weather we’ve seen in 20 years, New Yorkers, celebrities and visitors are braved it all to  Alexander Wang’s  show at the pier by the East River where celebs Zoë Kravitz, Natasha Lyonne and swarms of others sat front row to view Wang’s dark, sludgy collection with studs and thick-soled boots. And  Sarah Jessica Parker  best known for a role that celebrated fashion, style, New York, and very expensive shoes premiered her own shoes under the label SJP. Carmen Marc Valvo  whose classic artistry and refinement has the flawless execution of color...

Decorating Your Home With Simplicity And Light

My favorite decorator made last year’s  2014 AD100 list. Recently I partnered with Vicente Wolfe who also named one of the top 100 designers by Metropolitan Home’s “Design 100”. House Beautiful named Wolf one of the 10 most influential designers in the United States and Interior Design Magazine inducted him in its "Designer Hall of Fame". He has received the Pantone Color Award and, in 2009, Wolf was named one of the "Top 20 Designers of the past 20 Years" by Traditional Home and was honored as the "Design Icon of 2009". For the past three decades Vicente Wolf has fostered the global development of his brand through a simplicity-driven principle that...

A Tour of Just a Few of Manhattan's Neighborhoods

As a professional real estate salesperson, i know all of Manhattan’s neighborhoods, and I wanted to share with my readers just a  few  of the places where I spend time. I live in the Sutton Place area and spend time on the Upper Eastside and Upper Westside of Manhattan shopping and visiting friends. In between is the Time Warner Center at Columbus Circle at Central West and 59th Street which is always a fun place to shop, dine and enjoy wonderful jazz concerts. And Central Park is directly across the street.  About Sutton Place:  Sutton Place is the wide (north/south) avenue that runs only two blocks, from 57th Street to 59th Street, along the East River. The stretch that continues below 57th Street down to 53rd Street is called Sutton Place South. North of 59th Street, it continues as York Avenue. The greater Sutton...

Outsourcing Your Holiday Decorating And More

The holidays are around the corner. So much to think about. So much to do. So many of my clients tell me how busy they are -- in fact so busy they don't have time to decorate their homes for the holidays, let alone even get out to buy their Christmas tree. When speaking with them, many ask if I know of someone who can purchase their tree, have it delivered and decorate it. Some Manhattan florists offer this service. Some decorators offer this service. There are decorators such as Rick Garofalo inNew York, James Hunter in San Francisco and a few others. And there's Donna David.  I've been using Donna as a professional organizing consultant for many of my clients and just learned that she will not only purchase your tree, but she have it delivered to your home and...
